What You Should Know

Any changes to the exterior of your home or lot that do not comply with the Covenants and Restricts (CC&R) must recieve approval from the OakLeaf Plantation East Architectural Review Board (ARB). Any planned exterior modification, alteration, change or addition should be reviewed by the ARB before the modification, alteration, change or addition is made to ensure compliance. The ARB will review and respond to your application within 30 days. While many contractors offer to submit the necessary documents, you the homeowner must ensure that approval is obtained from the ARB to ensure your project is an acceptable modification, alteration, change or addition. If your modifications, alterations, changes or additions are started or completed with no ARB review and such changes are not acceptable using the CC&R as a guide, you the homeowner will be required to remove or bring into compliance any such changes at the your own expense. If compliance is not achieved, legal action may be taken.

Architectural Review Board Approval Process

It is important that you carefully read the Declaration of Covenants and Restrictions for OakLeaf Plantation East and your specific neighborhood's Architectural Control Guidelines before submitting a request for approval of improvements to the ARB. These documents contain the minimum standards for all residential lots and are available on this site under the Documents tab. The following is provided to assist you in submitting your request for approval to the ARB for improvements you wish to make on your property. If you have any doubt about whether or not to submit a request please refer to the FAQ, specifically, "Do I need to submit an ARB request?" Upon receipt of the completed ARB form (located below), your request will be processed in the order it was received. Below are a few pointers to help the process go as smoothly as possible:

  1. A survey of your property was provided to you at closing. On a copy of the survey please be sure to outline the exact location of your requested improvement, including exact dimensions, type of materials and any other pertinent information as instructed in the ARB form. If building an addition or screen enclosure, please include a picture or drawing showing elevations of structure.
  2. Be sure to include your name and complete address along with your subdivision on all additional submissions.
  3. Mail your completed form along with supporting documents to Kingdom Management, Inc., 12620-3 Beach Blvd. #301, Jacksonville, Florida 32246. Sorry, faxes will not be accepted.
  4. All approvals or disapprovals from the Architectural Review Board will be in writing and returned through the U.S. Postal Service. The Architectural Review Board is allowed thirty (30) days to process and approve or disapprove such requests as outlined in the Declaration of Covenants, Conditions, and Restrictions for each development.
