What is an exterior maintenance assessment?

An exterior maintenance assessment is a charge to an owner for work completed by the association on the owner’s behalf in order to preserve the beauty, quality, or value of the property. The association has the right to provide maintenance on any lot five (5) days after the affected owner has received written notice of the infraction if no action has been taken to correct the offense. The association makes every effort to allow the homeowners to correct problems themselves but from time to time a situation may arise that would require the association to provide maintenance upon a residential lot. Below is attached the schedule of fees for exterior maintenance assessments. You can find more about the rights of the association and the assessment process in Article IV of the Declaration of Covenants and Restrictions for OakLeaf Village at OakLeaf Plantation Residential Lots located under the “Documents” tab on this website. The Board of Directors has adopted a reasonable fee schedule but rest assured that all delinquent maintenance assessments will be turned over to the association lawyers ultimately resulting in more charges and possibly a lien being placed on the property in question.
